<blockquote><p>Austin, home of the number 3 BCS-ranked <a href="http://www.bizjournals.com/austin/gen/University_of%20Texas_8F5101CD274A4174A0F0DBC18B119ECE.html"><strong>University of Texas</strong></a> football team, has average home prices of $241,325, according to the Coldwell Banker study.</p>
<p><img class="alignleft" title="UTs Disch-Faulk Stadium" src="http://farm3.static.flickr.com/2318/2284396751_f9b7c39ae3.jpg" alt="" width="350" height="233" />The study compared homes that are single-family, approximately 2,200 square feet, four bedrooms, two and one-half baths, have a family room or equivalent and a two-car garage in neighborhoods or zip codes within a market that is typical for corporate middle-management transferees.</p>
<p>The most affordable college town in the overall survey was Akron, Ohio, home of the University of Akron, with homes averaging $135,780. The most expensive city was Palo Alto, Calif., home of Stanford University, with homes at an average of $1.7 million. Texas cities that are among the most affordable are Fort Worth, which has Texas Christian University; and Houston, which has both Rice University and the University of Houston.</p>
<p>“Real estate in college towns such as Austin can be a very smart investment, especially when the family’s college student can live in the home,” says Helen Edwards, president and COO of <a href="http://www.bizjournals.com/austin/gen/Coldwell_Banker%20United%20Realtors_58C497989E83422F88577D3941B3C183.html"><strong>Coldwell Banker United Realtors</strong></a>, Austin Region. “Our comparatively low average sales price, combined with our area’s low unemployment rate and vibrant lifestyle continue to make Austin an appealing choice for home buyers.”</p>
<p>UT’s conference, the Big 12, ranks third in affordability out of the 12 conferences Coldwell Banker compiled information for, with an average home price of $248,026. The least expensive conference is the Mid-American, with homes averaging $231,321 and the most expensive is the Pac-10 Conference with homes averaging $735,822.</p></blockquote>

<p><span>Remember: TINTNREM (There is no thing as a National Real Estate market)&#8230;All real estate is LOCAL. That&#8217;s why you need to check with your local Realtor on current prices and inventory of homes for sale in your area. Ask for a CMA for the areas you want to invest in or if you are thinking about selling. Keep in mind home sales here in Austin are down about 20%, and it&#8217;s much higher in other markets around the U.S. </span></p>

<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;">Earlier this week in a Prudential Real Estate quarterly meeting where Mark Sprague with Residential Strategies, Inc was the guest speaker.<span>  </span>Residential Strategies, Inc data and opinions I personally hold to be very accurate market research.</span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"> </span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;">Mark shared that </span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> area homebuilders started 2,382 new houses and closed 2,732 units in 3rd quarter of 2008 which was one third slower than the same quarter in 2007.<span>  </span>As a result the annual start rate fell to 10,541 units and annual closings to 11,903 units through 3rd quarter 2008.</span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"> </span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;">Mark shared that the Austin market has now experienced about a year of more restrictive mortgage qualification standards in the wake of the collapse of the subprime mortgage market and there continues to be tightening in the mortgage lending market, especially with the elimination of the Down Payment Assistance Programs and higher equity requirements for jumbo loans, however there has been a stabilizing trend of sales activity at the current moderate pace.”</span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"> </span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"><span> </span>Overall new housing inventory in </span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> stands at a 6.3 month supply where a 6.0 month supply is considered equilibrium. This is a stark contrast, the national inventory of new homes for sale stands at a 10.9 month supply. While it feels like </span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> area builders are battling a weak housing market our region remains in much better shape than most other areas of the United States Sprague shared.</span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"> </span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"><span> </span>It was projected during this meeting that it will take the national real estate economy 3-5 years to show signs of recovery and the </span><span style="font-family:Georgia;">Texas</span><span style="font-family:Georgia;"> economy 18 – 24 months. <span> </span></span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> is a much brighter picture. <span> </span></span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> is expected to begin to show signs of recovery by next summer and is currently one of only 3 cities in the country sited by Forbes magazine as one of only 3 cities in the country to “buy now”. The others are </span><span style="font-family:Georgia;">Chicago</span><span style="font-family:Georgia;"> and </span><span style="font-family:Georgia;">New York</span><span style="font-family:Georgia;">.</span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"> </span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"><span> </span>The outlook for </span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> is uncertain for now. “We are hopeful that the current builder discipline will lead to a stabilized market in 2009” comments Sprague. “If current </span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;"> sales trends remain steady for the foreseeable future, then the market should be close to bottoming.” The wild card appears to be the stabilization of Wall Street and the outcome of the current bail out plans for defaulting mortgages. “With the uncertainty of the credit markets and the increased prospects for a national recession, there continues to be a chance for further market erosion” observes Sprague.</span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;"> </span></p>
<p class="MsoNormal" style="margin:0;"><span style="font-family:Georgia;">So in other words if you are an investor type, in </span><span style="font-family:Georgia;">Austin</span><span style="font-family:Georgia;">, looking for the bottom, just remember…<em>&#8220;He Who Hesitates…waits…and waits…and waits…&#8221;</em></span></p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>The Statesman today published a story about how the Austin Home Builders are cutting back homon building new homes due to the credit crunch.</p>
<blockquote><p>Tight credit for builders and buyers alike, slowing job growth and the darkening clouds over the economy have dramatically changed the new-home landscape in Central Texas.</p></blockquote>
<p>Most the builders have their own in house mortgage or are partnered with a major loan company and offer lots of incentives to use their loan service. This is because they make a lot of money on the back with all the interest that accrues over the life of the loan. But with the financial markets in turmoil the landscape of home buying has slowed way down.</p>
<blockquote><p>Two years ago, builders started a record 16,000 homes in Central Texas. This year, they&#8217;re on track to build slightly more than 10,000, based on new figures from Residential Strategies Inc.</p></blockquote>
<p>But it also means there are great deals out there!</p>
<blockquote><p>Short term, that means some good deals for buyers as builders pile on incentives to sell off their inventory before the end of the year.</p>
<p>builders are offering concessions ranging from free upgrades for buyers making a full-price offer to as much as $100,000 off on an $800,000 home.</p></blockquote>
<p>This housing slowdown will take some time work out.</p>
<blockquote><p>Housing experts say the slowdown could continue to deepen for at least another year, until the mortgage and financial markets recover.</p></blockquote>
