Green condo project to have greenbelt view

A new 4 story condo project that will have 69 units on South Lamar is set to begin construction in early June. It’s called The View at 3600 S. Lamar. The four-story project is on the edge of the Barton Creek canyon lands and will feature one and two-bedroom units priced from $260,000 to $850,000.

This green building project will feature such environmentally sensitive components as solar energy panels, separate recycling chutes and a water collection system for landscaping.

There will be a dramatic wall-of-glass views in many of the units. The ceilings will be 11.5 feet tall and all the units will have spacious gourmet kitchens with dining bars.

Act Now! Save the Capitol Views in Austin!

This was an email from the Heritage Society about saving the Capitol view corridor in downtown Austin. There are a lot of condo projects being built and in the proposed stage to be built that could cause some issues around the Capital View corridor. Read their email let me know what you all think. Take action if you want to….

The Heritage Society of Austin is alerting you and all Texans that long-protected public views of the Texas State Capitol are endangered. The organization Preservation Texas recently placed Texas State Capitol Views on its Texas’ Most Endangered Historic Places List.

Act Now! Save the Capitol Views! The State Capitol is the most recognized and prized symbol of Austin and the State of Texas. Completed in 1888, the red granite and limestone building is a reference point from almost any angle as you enter the downtown area. When development pressures were threatening to block the views of the Capitol in the early 1980s, the state legislature acted to protect selected remaining views permanently. Thirty view corridors, each with secondary sightlines, converge on the Capitol from major Austin landmarks and vantage points. For close to 25 years, these legal protections have ensured continued views of the Capitol.Now, with the fast-paced growth of the city and developers eager for additional residential and commercial projects downtown, the City Council has formed a committee to evaluate the sightlines, with the possibility of eliminating some of them. With this action of the Council, these Capitol view corridors are endangered. We strongly support more housing downtown and density in appropriate locations to achieve that goal. However, we believe that with proper planning, having a larger downtown population need not be at the expense of the Capitol views enjoyed by all Texans.

 
 
How You Can Help You can help save this prized attribute of our city by contacting the City Council, your State Senator and Representatives, and the Travis County Commission. Also, ask your friends, neighbors and colleagues to tell these decision makers that these views are priceless and any modification to the existing view corridors would endanger a treasure that belongs to all Texans. We must act immediately!

On March 5, 2007, Catellus will announce the first homebuilders for Mueller!

Ready to buy a home at Mueller this year? Let us know by registering to join the Mueller Pioneer program. Mueller Pioneers will be the first families to help make the Mueller vision a reality and will lay the foundation for the award-winning, mixed-use community. Registrations will be accepted beginning March 5 through April 30, 2007. Interest in living at Mueller is high, so we’ve developed the Mueller Pioneer program in an effort to ensure a fair, equitable and hassle-free process.

The Mueller team is almost ready to start building the community’s first yard, row, and garden court homes, which will be ready for move-in by late 2007/early 2008, and we want to share with you the registration process before it begins. This first residential section includes more than 340 of the nearly 2,200 for-sale homes in the much-anticipated mixed-use urban village in the heart of Austin.
                                                                                  
Steps to Becoming a Mueller Pioneer:

  1. Between Monday, March 5 and Monday, April 30, 2007, complete our registration form, which will be available at www.MuellerAustin.com or at Mueller Central, 4550 Mueller Blvd. (703-9220). We’ll need to know which home type from which builder you’re looking to buy. (Please note: there is no existing “waiting list” of Mueller homebuyers.) Applicants may only select one home type and one builder. Due to anticipated high demand, families that register for more than one builder will be disqualified from the Pioneer program.
  2. Obtain a pre-qualification letter from the builder’s preferred lender. Contact information will be available at www.MuellerAustin.com or at Mueller Central beginning March 5 through April 30. Obtaining the pre-qualification letter requires a $50 nonrefundable payment to its preferred lender. Please note: while you must obtain a pre-qualification letter from the builder’s lender, you can use any lender of your choice to obtain your financing.
  3. If you’re interested in buying an affordable home, a home that is designated specifically for families with lower-than-median income, the registration form is the same, but the pre-qualification will also include income certification from the homebuilder’s preferred lender and, if you need it, consultation with our credit counselors.

Builders will be announced and plans will be made public on Monday, March 5. Your complete Mueller Pioneer package must be postmarked by Monday, April 30, 2007.

Process After Registrations Submitted:

  1. Catellus will build the list of prospective Pioneers for each builder and style of home. We’ll use a randomizing process, overseen by a third party, to assign priority numbers to each Pioneer registration.
  2. Each Mueller builder will then work directly, in order, with each prospective Pioneer to complete home sales. Catellus will not sell Mueller homes directly.

What if my selected builder sells all of its lots before getting to me? Mueller Pioneers unable to purchase their preferred home from the selected builder can advance (and keep their place in line) to the next phase of Mueller housing, assuming that builder is selected by Catellus to build homes in the next residential section. Or you can seek to purchase a different Mueller home plan from another builder selected by Catellus for the next section; but you will not retain your priority status.

when Catellus announces
the homebuilders for the first residential phase.

Concordia Campus moving to open up new real estate develoment

Concordia University will build its new campus on 389 acres in Northwest Travis County.Concordia, a private Lutheran university, will be moving from its 23-acre site at I-35 and 32nd Street, to 8311 RM 620 North in the summer of 2008, said David Kluth, vice president for university services.

The 30-year master plan will organize the campus into three districts, centering each district around a plaza and connecting each with a pedestrian path. Athletic fields will be across the main road.

The first phase of construction, estimated to cost about $100 million, is scheduled to be completed by summer 2008, with classes to start that fall.

Barnes Gromatzky Kosarek Architects is architect of record. The university is expected to finalize the land purchase next month.

What’s going to happen to the land at Concordia? Well there are plans for some multi-use project that includes Condos, Retail, and offices. That’s a great location for anything real estate related because of how close it is to the campus of the University of Texas.

Coming up Feb. 16-19th, the Annual Freescale Marathon is happening. More than 10,000 runners participate in this annual event. There is a marathon (26.2 miles) and a half (13.1 miles), a kick-off party on Friday, a runners’ expo on Friday and Saturday and a post-race party on Sunday afternoon. www.freescaleaustinmarathon.com

What’s really cool about this relates to a new trend for people who want to have a low maintenance yard where you can enjoy it instead of having to constantly care for it. It requires less water usage and holds up better in the heat of summer because of the need for less water. This is Green friendly. Loretta has a some good tips on creating the kind of garden spaces that are easy to care for and you can enjoy.

Property Tax Exemptions you may not know about

I’m always on the look out for Property tax tips for homeowners here in Texas so they can reduce their property taxes. I’ve never met a homeowner who was satisfied he was paying too little for their property taxes. I got this email from O’Connor & Associates a real estate research and service firm. They look to have a lot of good information on property tax relief. Here is what they sent me…..

Tax Exemptions and Extended Stays Away from Home

Extended leaves from your primary residence are not uncommon and can occur for various reasons. Perhaps you’re being transferred due to work, military assignment or temporarily living with a relative who needs extended care. Property tax benefits from exemptions still apply, to a point.

The Texas Property Tax Code states a home qualifying for an exemption (Homestead, Over 65, Disabled Veteran, etc.) does not lose its exempt status if any of these three specific reasons apply:

  1. When the owner temporarily stops occupying it as a principal residence if that owner does not establish a different principal residence and the absence is for less than two years and the owner intends to return and occupy the structure as the owner’s principal residence.
  2. When the absence is caused by the owner’s military service outside of the United States as a member of the military.
  3. When the absence is due to residency in a facility that provides services related to health, infirmity or aging.

If you are going to be away from your home for some time but intend to return, you can rest assure any exemption you qualify for will be there waiting on you… just like that big stack of mail.

The 360 Condo Sales are about to begin

I got an email from the 360 Condo Sales department  on Friday about the announcement of when they will start selling their condos. Here is their email:

We are pleased to announce that sales for 360 are set to begin.  Construction on the building continues at a rapid pace and more than a floor per week is being added to the building on the way to 44 floors.

Before we tell you more, however, we want to thank you for your long-standing interest in 360 as well as for your patience.

As someone who has registered your interest in 360, you are being given special advance notice on how sales will be conducted.  Here is the information on how to proceed:

Phone lines will open for scheduling appointments for the initial release of homes on Monday, February 19, between the hours of 10:00 a.m. and 6:00 p.m.  The first appointments to purchase a home at 360 will begin Saturday, February 24 and continue through Saturday, March 3.  We will release approximately 300 homes for purchase by those with appointments during the initial appointment period. 

Scheduling of appointments for the balance of the homes in 360 will start when the phones open Monday, March 5 at 10:00 a.m. to 6:00 p.m.  The second release appointments will start Friday, March 9.

Please note: we will be making all sales appointments by phone only, and you must have an appointment to purchase a home.  You can only purchase a home at 360 if you have a scheduled appointment and appointments will be set on a first-call, first-served basis.  Please call (512) 477-0360, and a 360 sales consultant will assist you in selecting an appointment time.

It has come to our attention that some emails were recently sent out under a heading that may have implied a formal affiliation to 360.  The listing agent for 360 is Novare-Au Realty, LLC.  Outside of that, we have no other affiliations with any real estate brokerage companies. While we appreciate and value real estate agents and the role they play in the sales process, please know that there is no advantage or disadvantage in using an agent to secure an appointment for the purchase of a home at 360.  If you do have an agent, please make sure they are present at your appointment in order for them to be eligible for their commission. 

Our sales center is located at 512 Rio Grande Street.  However, please note that due to our being involved in the phone process of scheduling, we will not be able to accept walk-in appointments until Saturday, March 17.

So what this means is that on Monday, Feb. 19th if you want to secure a condo in this new state of the art Highrise you must call their sales office to set up an appointment to purchase one. The first appointments to purchase a home at 360 will begin Saturday, February 24 and continue through Saturday, March 3. They are releasing 300 condos during this period on a first come first served basis.  You will need your Real estate agent present with you when you have your appointment too.
